Telugu Ad Matter: Points to Check

Classified Text or Classified Display?
The correct format depends on the property and the amount of information that must be communicated.

A short owner-sale listing may work well as classified text. A project advertisement containing a logo, photographs, amenities, price information and statutory details generally needs a display format.
How to Write a Better Property Advertisement
Lead with the property, not a vague promise
“Flat for sale in Kondapur” tells the reader more than “Excellent investment opportunity.”
Mention the exact location
Use the locality first. Add one useful landmark only when it improves understanding.
Avoid stretching geography—for example, describing a distant property as “near the airport” without stating the actual distance.
Include measurements clearly
State whether the figure refers to:
- Square yards
- Square feet
- Acres
- Plot area
- Built-up area
- Carpet area
Do not mix these measurements or present one as another.
Select the strongest two features
A small advertisement cannot carry every detail. Choose the features most likely to influence the intended buyer:
- Location
- Price
- Facing
- Road width
- Parking
- Possession
- Property age
- Approval status
- Commercial visibility
State the price carefully
A clear price helps filter enquiries. If the amount can change because of unit selection, floor, availability, taxes or other charges, the advertisement should not suggest that one price applies universally.
Give the reader one response route
Use a verified phone number or another approved response method. Check the number in the final newspaper proof, not only in the original draft.
Real Estate Advertising Compliance
Property advertisements carry a higher verification burden than ordinary classified notices.
Under the Real Estate (Regulation and Development) Act framework, advertisements for applicable registered projects must carry the relevant project registration details. Telangana RERA specifically states that advertisements marketing flats or plots in a real estate project must carry the TG RERA registration number. Requirements can differ according to the project, state, advertiser and transaction. Before publishing a builder or project advertisement, verify:
- Whether the project must be registered
- The correct RERA registration number
- The registered promoter’s name
- Approved project name and location
- Approved layout or building details
- Possession and completion claims

- Visuals, amenities and specifications
- Agent registration details, where applicable
- Any disclaimer or QR-code requirement imposed by the relevant authority
A private owner’s resale classified and a promoter’s project advertisement are not the same. Do not copy statutory wording from one type into another without checking its applicability.

Specific facts are more useful than unsupported superlatives.
